16. LEIALOHA, ROY & HELEN / KANESHIRO, ROLAND & IVY – DIVISION OF LAND INTO LARGE PARCELS TENTATIVE MAP WAIVER – Request to waive the requirement for a Tentative Map for a Division of Land into Large Parcels map to divide 161.07 total acres into 4 parcels, the smallest being approximately 40.16 acres in size; located approximately 3.5 miles east of Highway 50A/95A, and approximately 2.5 miles north of Highway 50, south of the Fernley area (APN 21-451-81) PLZ-09-0058
Planning Commission Recommendation:
Ervin Hill made a motion to recommend approval of the Division of Land into Large Parcels, Tentative Map Waiver, for Roy & Helen Leialoha and Roland & Ivy Kaneshiro finding that: (a) The requested waiver of the requirement to submit a tentative map for a division of land into large parcels is a reasonable action in that necessary access improvements are in place and the proposed map can be reasonably considered as being ready for recordation without extensive changes or corrections; (b) The requested waiver of the requirement to submit a tentative map for a division of land into large parcels is consistent with the applicable provisions of Lyon County Code and the Nevada Revised Statutes; (c) The requested waiver of the requirement to submit a tentative map for a division of land into large parcels will not be detrimental to the public health, safety, convenience and welfare; and (d) The requested waiver of the requirement to submit a tentative map for a division of land into large parcels will not result in material damage or prejudice to other property in the vicinity. Paul Lanning seconded and the motion passed unanimously: 4 Ayes, 0 Nays, 0 Abstentions, and 3 Absent (Ray Fierro, Chuck Davies, Larry Wahrenbrock).
17. LEIALOHA, ROY & HELEN / KANESHIRO, ROLAND & IVY – DIVISION OF LAND INTO LARGE PARCELS FINAL MAP - Request for a Division of Land into Large Parcels Final Map pursuant to Chapter 11.06 of the Lyon County Code and NRS 278.471 et seq. The proposed map would divide the 161.07 total acre property into 4 parcels, the smallest being approximately 40.16 acres in size; located approximately 3.5 miles east of Highway 50A/95A, and approximately 2.5 miles north of Highway 50, south of the Fernley area (APN 21-451-81) PLZ-09-0059
Planning Commission Recommendations:
Ervin Hill made a motion to recommend approval of the Division of Land into Large Parcels, Final Map, for Roy & Helen Leialoha and Roland & Ivy Kaneshiro finding that: (a) The requested final map of division into large parcels is consistent with the applicable provisions of Lyon County Code and the Nevada Revised Statutes; (b) The requested final map of division into large parcels will not be detrimental to the public health, safety, convenience and welfare; and (c) The requested final map of division into large parcels will not result in material damage or prejudice to other property in the vicinity, and with the 11 conditions as presented in the staff report. Ray Johnson seconded and the motion passed unanimously: 4 Ayes, 0 Nays, 0 Abstentions, and 3 Absent (Ray Fierro, Chuck Davies, and Larry Wahrenbrock).
